    Curious as to why you don’t want a realtor involved? It won’t effect the selling price and the only advantage would be if a realtor might point out something unusual.

    Seems strange to me but………….good luck selling, it seems like a nice property.

    A realtor’s cut at 3% would be $15,000. I most definitely am factoring in 3% on the lots I am looking for currently. I am paying cash and I only have so much available. If you only have $50k total available you can’t offer 50k on a lot and have enough to close the deal there fore it would effect the closing price.

    Granted, 15k on a half mill place seems like peanuts to us but Im guessing the guy does not really need to move the place based on what I see.

    + 2% to 3% for the other realtor. From what I have been told so it is more like %5 to 6% total.

    Just sold my house. 5-7%, Split between both realtors. So each gets 2-3.5%.
