Wheel house real world weight

So, it’s raining and I have too much time on my hands. I’m thinking about doing something stupid this fall, buying a wheel house and selling it a year or two later. No, I won’t use it in the summer. Yes, I read all three pages of the recent wheelhouse buying thread, good stuff.

So, today’s question is about towing weights. I don’t want to exceed the 4000# range. Any ideas on how much over mfr posted weight is an average? I know boat dry weights and how much to add to expect real world weight but not wheelhouses.

Once I know this I can narrow down on size, brand, aluminum vs steel, and costs. I’ll be towing with my 4Runner. While it does have a 5000# rating and I did add airbags, I’m not a big fan of pushing limits.
